A lot of tree decisions come down to a document. A development permit that requires a tree-retention plan. A dispute with a neighbour over a boundary tree. An insurer or a buyer asking whether the tree beside the house is a hazard. In each case, an opinion is not enough. You need an assessment from a certified professional that will stand up to whoever reads it next.
Guessing is the costly path. Remove a tree that should have been retained and you can be looking at fines or a stalled permit. Keep a tree that should have come out and you carry the liability when it fails. Submit a report that does not meet the municipality's standard and the whole approval waits while you redo it.
